Routine maintenance is an important part of owning a home. When homeowners stay up to date with the maintenance of their homes, they protect the integrity of their home, make their systems work better, help their systems last longer, and improve the value of their home. There are certain things that come to mind when thinking about routine maintenance. For starters every year the gutters should be cleaned before fall, the patio furniture needs to be covered before winter, the lawn needs to be aerated every spring. #1 Water Heater

better maintained they are, the longer they will last. Routine maintenance for the water heater includes:

  • Draining and flushing of the tank. This helps remove sediment that can build up over time.
  • Checking the temperature pressure relief valve.
  • Inspecting the anode rod. This rod should be replaced if is has calcium buildup, is less than ½ in thick, or has more than 6 in of wire exposed.
  • Checking the strength of the pilot.
  • Inspecting the tank for any signs of leaks and/or corrosion.
  • For older tanks, or tanks that are in areas that are prone to freezing temperatures it is a good idea to invest in an insulating jacket.

On-demand water heaters also work better and last longer when they are maintained as well. This includes cleaning the system and removing lime scale and sediment buildup. The system’s filter should also be cleaned. This helps the on-demand water heater work more efficiently and effectively.

 

#2 HVAC

The HVAC or heating, ventilation, and air conditioning system should be maintained on an annual basis if not semi-annually. For better function of the heating system, it should receive maintenance in the Fall before heavy usage. Likewise, the air conditioning system should be serviced before summer time. In any event the HVAC system should be inspected by a professional. This helps ensure that the unit is in good working order, all the mechanical parts are working properly, clean, and oiled up. All dirt, dust, and other debris that collect over time, should be cleared away. Vent pipes should be inspected for corrosion if made out of metal, clogs, or any damage. In addition, the thermostat should be tested for proper function, the carbon monoxide detector should be checked, and the air filters should be changed. Having the HVAC system checked as part of routine maintenance will not only ensure that it is working properly but also protect the homeowners from any health risks.

 

#3 Regular Plumbing Service

A home’s plumbing systems works at protecting the sanitation of the homeowners all the while providing them with the modern comforts of clean running water. Plumbing systems often get taken for granted. However, regular maintenance can actually help the plumber system work better and without complications. Some regular plumbing maintenance tasks that shouldn’t be taken lightly include:

Regular drain cleaning. Regular drain cleaning helps keep things moving. Over time gunk, grease, and other debris coat the inside of the pipes. If left unchecked it can eventually cause clogs and major plumbing problems down the road.

Regular leak detection. Regular leak detection can help ensure that there are not leaks left unchecked. Water leaks, even the smallest leaks can cause major water damage, lead to mold, and waste unnecessary water. Regular leak detection can nip it in the bud and help guarantee that repairs are made in a timely manner.
