Strange noises coming from the tank

If you hear popping, rumbling, or banging sounds, that is not your house settling. That is sediment buildup inside the tank.

Over time, minerals settle at the bottom of the water heater tank. When heat is applied, water gets trapped beneath that layer and creates those strange noises coming from inside the unit.

This is one of the most common water heater problems we see in marin county. It is also one of the easiest to fix early with proper maintenance. Ignoring it leads to overheating, damage to the heating element, and eventually a cracked heat exchanger in more advanced systems.

Water heater leak or moisture around the unit

A leak is never something to ignore. Even a small amount of water around the base of your heater can indicate bigger issues.

Leaks can come from several places. A loose inlet connection, a faulty pressure relief valve, or corrosion inside the tank. Sometimes it is the drain valve that is not sealing properly. Other times it is internal damage to the tank itself.

In older homes, plumbing connections tend to wear out faster. That increases the risk of leaks. If the tank is compromised, repair is rarely the best option. Replacement becomes the safer and more cost effective choice.

Water damage spreads quickly. Addressing a leak early protects your home and prevents unnecessary repair costs.

Inconsistent or no hot water

If your hot water runs out quickly or never gets hot enough, there is a problem inside the system.

For electric water heaters, the issue often comes down to a faulty thermostat or a failing heating element. For a gas water heater, it could be related to the pilot light, ignition systems, or gas supply issues.

Hot water typically means a steady and reliable temperature. If you are dealing with cold spots during showers or fluctuating temperature, your system is struggling to maintain proper heat.

A tripped circuit breaker can also interrupt electric water heaters. Sometimes resetting it solves the issue temporarily, but if it keeps happening, there is likely a deeper electrical problem.

Rising energy bills without explanation

When your system is not running efficiently, it consumes more energy. That is simple physics.

Sediment buildup, worn components, or aging parts all increase energy usage. If your bills are creeping up and nothing else has changed, your water heater is worth checking.

Many homeowners assume it is just seasonal changes. In reality, it is often a sign your system needs maintenance or repair.

Foul odor in your hot water

If your hot water smells like rotten eggs, bacteria inside the tank is usually the culprit.

This happens when the anode rod breaks down or becomes ineffective. The anode rod is designed to prevent corrosion inside the tank. When it fails, bacteria can grow, leading to that foul odor.

Flushing the tank or replacing the anode rod can fix the issue. But if the problem persists, it may be time for a deeper inspection.
