Why Sonoma Homeowners Call John Owens Services

An inspection report gives you a rating. It does not tell you what to do about it. We have worked on Sonoma Valley laterals since 1986, and our habit is to clean and monitor a line that still has service left in it rather than replace it because a report read badly.

Signs a Sonoma Home Needs Sewer Lateral Work

  • A district inspection that came back with a defect rating
  • Drains that begin backing up at the start of the rainy season
  • Water rising in a shower when a toilet is flushed
  • A toilet that gurgles when a nearby sink drains
  • A sewer smell near the cleanout or along the property line
  • Repeated clogs in a home built before 1960
  • Slow drains that return within weeks of being snaked
  • Soggy or unusually green ground tracing the path of the lateral
  • Sewage backing up at the lowest fixture in the house
  • A lateral that has never been inspected

Frequently Asked Questions

Does Sonoma require a sewer lateral inspection?

The Sonoma Valley County Sanitation District requires owners of property thirty years or older to have their sewer laterals inspected, and repaired if necessary, to prevent sewer overflows. Whether your specific address falls inside the district is worth confirming with them, along with the current program rules.

My inspection found a defect. What happens next?

It depends entirely on what the defect is. Root intrusion in a pipe that is otherwise sound is a cleaning problem. An offset joint, a crack, or a collapsed section is a repair problem. The footage distinguishes the two, and that distinction is the whole decision.

Why is clay pipe such a problem around here?

Clay was the standard lateral material for homes built before 1960, and it is laid in short sections with a joint between each one. As the valley’s heavy soils swell and shrink through the seasons, those joints work apart. A separated joint is an open door for roots.

Do you replace the whole lateral every time?

No. A single failed section with sound pipe on either side of it is usually a spot repair. Full replacement is for lines that have failed along their length, or where the material itself has run out of service life. We would rather do the smaller job when the smaller job is the right one.

Will hydro-jetting damage an old clay line?

It can, if the pipe has already lost its structure, which is exactly why we put a camera down before we put water down. Sound clay cleans up well. Cracked or collapsed clay needs repair, and jetting it first would only make the mess worse.

Do you work outside Sonoma city limits?

Yes. We cover Sonoma and Marin counties, including properties on rural roads and outside incorporated boundaries.

Why are multiple drains in my house draining slowly?

This might be because there is an issue with the main sewer line that is affecting multiple plumbing fixtures.

Do older Sonoma homes need drain clearing maintenance?

Definitely! Older drains are subject to root intrusion because of their older material, so staying ahead of issues through regular maintenance is vital.

What should I do if sewage is backing up into my bathtub?

Immediately turn off the water and stop using the plumbing. Call an emergency plumber right away and remove what object syou can from the area.
